Expert Tips for Making Home Showings More Successful

Don't Just Show Your Home. Make Buyers Feel at Home.
A showing is more than an opportunity for a buyer to walk through your house and look at the rooms. It's an opportunity for them to imagine themselves living there.

That's why I believe preparation matters.

My job is not simply to put your home on the MLS, put a sign in the yard, and unlock the door. I want to create an experience that helps buyers see the comfort, lifestyle, and possibilities your home has to offer.

Before the Showing
I'll help you prepare your home so it makes the best possible first impression.

A few simple things can make a big difference:

Clean and declutter. Buyers need to see the home, not everything that's stored in it.
Let the light in. Open blinds and curtains and turn on lights in darker rooms.
Set the temperature comfortably. A home that's too hot or too cold doesn't feel inviting.
Create a welcoming atmosphere. Sometimes something as simple as fresh flowers, soft background music, or a pleasant scent can change how a home feels.
Bake some cookies. Yes, really! Just before an open house or showing, the smell of freshly baked cookies can make a home feel warm, comfortable, and inviting. It's a small touch, but sometimes the little things are what people remember.
Take care of the outside. The front walkway, entry, landscaping, and front door create the buyer's first impression.
Put away personal and valuable items. Buyers need to be able to picture their own lives in the home, while your belongings should remain secure.
Make arrangements for pets. Even the friendliest dog or cat can distract a buyer—or make someone uncomfortable.
Give buyers some privacy. Whenever possible, it's best for sellers to be away during showings so buyers can speak freely and imagine themselves living in the home.
Make It Easy for Buyers to See Your Home
The more reasonable and flexible you can be with showing times, the more opportunities we create to find the right buyer.

I coordinate the scheduling and communication with buyers and their agents and handle the details of your showings and open houses.

Of course, I understand that having people come through your home can be inconvenient. My goal is to minimize that inconvenience while maximizing the opportunity.

That's why I don't believe in simply opening the doors to anyone who is curious.

We want the right people walking through your home.
My marketing is designed to attract qualified buyers, and during showings I make sure the features and qualities that make your property special aren't overlooked.

Every Home Has a Story
A buyer isn't just buying walls, floors, and square footage.

They're buying a lifestyle.

Maybe it's the backyard where they picture their kids playing. The kitchen where they imagine having Thanksgiving dinner.
